Buying with Clarity
Buying a home is a major decision. Before you get pulled into listings, emotions, and other people’s opinions, it helps to get the basics in place. The goal is not just to buy a house. It is to make a decision that makes sense for your life, your budget, and your next step.

Here are some things to consider before you get serious about house shopping.
Ask the lender what documents they need. Make sure your paperwork is in order. When it comes to lending, the past matters because lenders want proof that your future payments make sense.
Do not take on new debt right before buying. Thinking about buying a car or financing something big? That can reduce your pre-approval or kill it altogether.
Do not max out your mortgage. Just because a lender approves a number does not mean you should spend every dollar of it. Everyone wants your last penny. Leave yourself room to live.
Remember closing costs. Everyone talks about the down payment, but that is not the only money you need. Legal fees, adjustments, inspections, and moving costs add up fast.
Get pre-approved and contact your agent early. Do both at the start, not halfway through. That gives you a real number to work with and a plan before emotions take over.
